Multifamily remains one of the more attractive property developments within the real estate market. Despite the complex economic conditions that 2021 left us with and the demographic shifts caused by migration patterns, multifamily housing has become the strongest market in real estate for investors seeking stable and attractive returns. This has pushed the multifamily market to record-breaking levels.

Demand for market-rate apartments in 2021 soared far above the highest levels on record in decades.

Strong demand drove up apartment occupancy 2.1 basis points year-over-year to 97.5%. Both the increase and the resulting rate were the highest on record since the early 1990s as per the information from tracking sources like RealPage.

U.S. commercial real estate is set for an active 2022 amid robust economic growth and higher demand from both occupiers and investors across all property types.

What Is the Current Need for Apartment Projects?

There is a huge demand for all types of housing. The Sun Belt and Mountain/Desert regions combined account for more than half of the nation’s apartment demand in 2021. Also, cities seeing significant volumes of supply underway include Nashville, Austin, Salt Lake City, Phoenix, Charlotte, Raleigh/Durham, and Jacksonville.

According to data from the Census Bureau, completions totaled 370,000 units in the first three quarters of 2021; up about 1.6% compared with 2020.

For 2022, we expect at least a 10% increase from 2021 to $234 billion in U.S. multifamily investment volume.
